Macclesfield Road, Holmes Chapel

CampbellReith supported the project through the Outline Planning Application with a flood risk assessment and drainage strategy.

Following grant of Outline Planning, we were then instructed to undertake the detailed civil and structural design for the development, including the offsite highways works. Our scope of services including technical approvals for Building Regulations, Drainage and Highways.

For the structural design (substructure and superstructure) designs included for masonry wind panels, lintels specified and steel work along with the timber upper floors and stud shear wall designs. The ground floors were a suspended in-situ concrete type which were supported from trench fill footings to some of the plots and reinforced ground beams onto piles on other plots to suit the varied ground conditions of the site.

The site previously had many trees and therefore a zoning plan was prepared showing areas of influence to establish individual foundation solutions. The site ground conditions were reported to be a combination of loose/ running sand and part clay plus the addition of the removal of many trees. The site was closely monitored when excavations were carried out and some of the foundation designs were required to be changed to a piled foundation solution where running sands were reported.

For the onsite civil design we provided full technical design of the adopted drainage (Section 104) and highways (Section 38) plus the detailed design of the private drainage networks and external works around the dwellings.

CampbellReith also provided the detailed design for a new off-site roundabout, to be constructed under a S278 Agreement, at the junction of Macclesfield Road / Manor Lane, which provided access to the new development via a fourth arm off the new roundabout. The detailed design process involved extensive discussion and negotiation with Cheshire East Council and the Council’s Reviewers, Jacobs, in relation to the S278 Works.

The roundabout was located on an abnormal load route and had to be designed to accommodate heavy cargo transporters which were ap- proximately 100m in length, transporting 500 tonne transformers from Ellesmere Port to the Midlands. This required particular care to be paid to vehicle swept paths, demountable street furniture and pavement specifications and kerbing.
